How it works
Step 1) Tell us about the room and your situation
You share the basics:
- city and address area
- availability date
- rent and deposit
- contract type: landlord, agency, student housing, or sublet,
- your preferences if you live with roommates
If you live with roommates, we take the household fit seriously. You can set preferences like:
- girls only
- sports focused household
- quiet house, social house, international house
- study focused, early sleepers, no smoking, no pets, etc.
Step 2) Domakin finds and screens candidates
We collect candidates who match your room and your preferences. You receive a shortlist, not hundreds of random messages.
Step 3) You introduce a candidate to the landlord, agency, or the household selection
Depending on the situation:
If it is an agency or private landlord
You introduce one of our candidates. We help the process move forward with clear communication and the right documents.
If you live with roommates
You give us your preferences and we match the best candidates for your household, then you select who fits.
Step 4) The contract is arranged
The new tenant signs:
- a landlord or agency contract, or
- a subletting contract, if it is a sublet
Step 5) You receive 200 euros
Once the new tenant signs the contract, you receive 200 euros as your commission for enabling the handover through the Kamerwisselprogramma.
Getting the 200 euros, explained simply
You receive the commission when these conditions are met:
- you participate in the Kamerwisselprogramma through Domakin.nl
- you introduce or select a tenant from the candidates provided through Domakin
- the new tenant signs a valid contract (landlord, agency, or sublet) connected to your room
After confirmation, Domakin processes the payout.
Who can participate
You can participate if you are:
- moving out of a room or studio in the Netherlands
- looking for a new flatmate or replacement tenant
- living with roommates and your house does selection
- renting from a private landlord or through an agency
- subletting and allowed to sublet under your agreement

Subletting rules and support
Subletting requires a minimum of 6 months
If you are subletting through the Kamerwisselprogramma, the minimum period is 6 months.

If the situation is a sublet, Domakin prepares the subletting contract so the agreement is clear for both sides and the handover is smooth.
DUO clarification
If you receive DUO, having someone sign on the property does not affect your DUO.
